The Capital Planner is an internal tool developed to address the complexities of financial planning for development pipelines. Traditionally, financial projections were created on a building-by-building basis, making it almost impossible to scale these calculations across an entire pipeline of 20+ projects. By consolidating fragmented data into a unified system and automating projections, the tool enabled dynamic, accurate financial planning while providing actionable insights for both internal teams and investors.

The Challenge
Understanding the problem and stakeholder needs
Planning and projecting financials for development pipelines presented significant challenges due to their scale and complexity. Teams relied on manual calculations for individual buildings, which made it unfeasible to create precise projections for an entire pipeline. My Approach
How I led the team through discovery to execution
The transformation was achieved through three focused steps:
Consolidated the planning process by integrating detailed building data—financials, timelines, and specific costs—into a centralized system that updated dynamically across the pipeline.
Incorporated land acquisition as a foundational element of the planning process, capturing costs, timeframes, and assignments to specific buildings. This ensured that pipeline projections reflected all stages of the development lifecycle.
Developed interactive map-based visualizations to showcase the incremental rise of buildings over time, providing teams and investors with an intuitive view of pipeline progress and financial performance.
